Yamuna Expressway Authority’s Massive Expansion: Industrial Cities, Fintech Hub & Residential Growth

The Yamuna Expressway Industrial Development Authority (YEIDA) is spearheading a transformative expansion around the Noida International Airport, acquiring massive land parcels to establish world-class infrastructure. In its latest move, YEIDA is acquiring an additional 5,000 acres from nearly 2,000 farmers across Sectors 4A, 5, 5A, and 11. This acquisition marks a significant step toward developing the area into a global investment and technology hub.

Key Projects Underway:

1. Japanese and Korean Industrial Cities

  • Japanese City: Spread across 395 hectares in Sector 5A, this township will focus on semiconductor manufacturing, advanced technology industries, and will include commercial and residential spaces.
  • Korean City: Envisioned on 365 hectares in Sector 4A, this project will specialize in electronics manufacturing such as semiconductors, AI chips, cameras, and hardware.
  • Both zones will be self-sustained: 70% of land reserved for core manufacturing, and 30% for supporting infrastructure (residential, commercial, institutional).

2. Fintech City – Sector 11

  • 250 acres earmarked for a state-of-the-art fintech hub, including digital finance companies, startups, and IT infrastructure.

3. Residential & Group Housing – Sector 5

  • YEIDA has allocated land for group housing societies and residential apartments.
  • Civic amenities like children’s homes and orphanages are also planned.

Land Acquisition Progress (2021 – June 2025)

  • Total land acquired so far: 5,232 acres
  • Previous acquisitions supported projects like:
    • Noida International Airport
    • International Film City
    • Medical Device Park
    • Toy Park
    • Apparel Park

Compensation Package for Farmers

The UP government is offering two compensation models:

Option Rate per sqm Additional Benefits
Option 1 ₹4,300 No additional benefits (cash only)
Option 2 ₹3,808 + 7% abadi plot (developed residential plot)
  • Most farmers are choosing Option 2, preferring long-term value through land allotment in planned residential areas.
